{"id":2527,"date":"2023-12-06T17:24:24","date_gmt":"2023-12-06T17:24:24","guid":{"rendered":"https:\/\/www.engipar.com\/?page_id=2527"},"modified":"2026-02-18T14:27:42","modified_gmt":"2026-02-18T14:27:42","slug":"inspecao-edificios","status":"publish","type":"page","link":"https:\/\/www.engipar.com\/en\/servicos\/peritagens-e-vistorias\/inspecao-edificios\/","title":{"rendered":"Vistoria Pr\u00e9via de Obra (Levantamento preventivo)"},"content":{"rendered":"<div id=\"wpc_69f85337b9299\" class=\"vc_row wpb_row vc_row-fluid\">\n\t\t<div class=\"row_inner_wrapper  clearfix\">\n\t\t\t<div class=\"row_inner row_center_content clearfix\"><div class=\"wpb_column vc_column_container vc_col-sm-6\"><div class=\"vc_column-inner\"><div class=\"wpb_wrapper\">\n\t<div class=\"wpb_text_column wpb_content_element\" >\n\t\t<div class=\"wpb_wrapper\">\n\t\t\t<p data-start=\"323\" data-end=\"602\">A <strong data-start=\"325\" data-end=\"352\">Vistoria Pr\u00e9via de Obra<\/strong> (tamb\u00e9m conhecida como <strong data-start=\"376\" data-end=\"399\">Levantamento Pr\u00e9vio<\/strong>, <strong data-start=\"401\" data-end=\"432\">Inspe\u00e7\u00e3o T\u00e9cnica Preventiva<\/strong> ou <strong data-start=\"436\" data-end=\"461\">Reconhecimento Pr\u00e9vio<\/strong>) \u00e9 uma atividade t\u00e9cnica que consiste na avalia\u00e7\u00e3o do estado de conserva\u00e7\u00e3o dos <strong data-start=\"542\" data-end=\"588\">edif\u00edcios vizinhos e edifica\u00e7\u00f5es cont\u00edguas<\/strong> \u00e0 empreitada.<\/p>\n<p data-start=\"604\" data-end=\"877\">Este levantamento constitui uma base de compara\u00e7\u00e3o essencial para futuras inspe\u00e7\u00f5es durante a execu\u00e7\u00e3o da obra, permitindo comprovar de forma objetiva a <strong data-start=\"757\" data-end=\"789\">pr\u00e9-exist\u00eancia de patologias<\/strong>, anomalias ou danos que possam vir a ser invocados no decorrer do processo construtivo.<\/p>\n<p data-start=\"879\" data-end=\"1104\">A <strong data-start=\"881\" data-end=\"931\">Vistoria de Edifica\u00e7\u00f5es Cont\u00edguas \u00e0 Empreitada<\/strong> \u00e9 particularmente recomendada em obras de nova constru\u00e7\u00e3o, demoli\u00e7\u00f5es, escava\u00e7\u00f5es, conten\u00e7\u00f5es perif\u00e9ricas e interven\u00e7\u00f5es com risco de vibra\u00e7\u00f5es ou movimenta\u00e7\u00f5es do terreno.<\/p>\n<h4><strong>Etapas do processo de Vistoria Pr\u00e9via \/ Levantamento Preventivo<\/strong><\/h4>\n<h4><strong>ETAPA 1 \u2013 Contacto com Moradores e Propriet\u00e1rios<\/strong><\/h4>\n<p>Realiza\u00e7\u00e3o de contactos com os moradores e propriet\u00e1rios para pedidos de autoriza\u00e7\u00e3o de acesso aos locais a vistoriar. Estes contactos podem ser efetuados atrav\u00e9s de:<\/p>\n<ul>\n<li>abordagem porta-a-porta;<\/li>\n<li>editais;<\/li>\n<li>e-mails;<\/li>\n<li>contactos com administra\u00e7\u00f5es de condom\u00ednio.<\/li>\n<\/ul>\n<h4><strong>ETAPA 2 \u2013 Levantamento (Vistoria e Registo T\u00e9cnico)<\/strong><\/h4>\n<p data-start=\"1564\" data-end=\"1661\">Visita e <strong data-start=\"1573\" data-end=\"1593\">vistoria t\u00e9cnica<\/strong> ao interior dos edif\u00edcios vizinhos, incluindo as seguintes tarefas:<\/p>\n<ul>\n<li data-start=\"1663\" data-end=\"1997\">\n<p data-start=\"1665\" data-end=\"1847\">Realiza\u00e7\u00e3o de <strong data-start=\"1679\" data-end=\"1698\">inspe\u00e7\u00e3o visual<\/strong> e <strong data-start=\"1701\" data-end=\"1753\">registo fotogr\u00e1fico e em v\u00eddeo em alta resolu\u00e7\u00e3o<\/strong> das patologias existentes no interior das habita\u00e7\u00f5es e \u00e1reas comuns interiores, nomeadamente:<\/p>\n<ul data-start=\"1850\" data-end=\"1997\">\n<li data-start=\"1850\" data-end=\"1874\">\n<p data-start=\"1852\" data-end=\"1874\">anomalias estruturais;<\/p>\n<\/li>\n<li data-start=\"1850\" data-end=\"1874\">\n<p data-start=\"1852\" data-end=\"1874\">fissuras;<\/p>\n<\/li>\n<li data-start=\"1891\" data-end=\"1906\">\n<p data-start=\"1893\" data-end=\"1906\">infiltra\u00e7\u00f5es;<\/p>\n<\/li>\n<li data-start=\"1909\" data-end=\"1921\">\n<p data-start=\"1911\" data-end=\"1921\">humidades;<\/p>\n<\/li>\n<li data-start=\"1924\" data-end=\"1963\">\n<p data-start=\"1926\" data-end=\"1963\">danos em revestimentos e acabamentos;<\/p>\n<\/li>\n<li data-start=\"1966\" data-end=\"1997\">\n<p data-start=\"1968\" data-end=\"1997\">outras patologias relevantes.<\/p>\n<\/li>\n<\/ul>\n<\/li>\n<li data-start=\"2001\" data-end=\"2227\">Elabora\u00e7\u00e3o de <strong data-start=\"2015\" data-end=\"2049\">termo de vistoria simplificado<\/strong>, por cada habita\u00e7\u00e3o, em duplicado, assinado pela pessoa respons\u00e1vel presente no final de cada vistoria, confirmando a <strong data-start=\"2168\" data-end=\"2200\">pr\u00e9-exist\u00eancia de evid\u00eancias<\/strong> de patologias e anomalias.<\/li>\n<li data-start=\"2231\" data-end=\"2393\">Caso n\u00e3o seja conseguido o contacto com os propriet\u00e1rios ou n\u00e3o seja autorizado o levantamento, ser\u00e1 efetuado o envio de <strong data-start=\"2352\" data-end=\"2392\">carta registada com aviso de rece\u00e7\u00e3o<\/strong>.<\/li>\n<li data-start=\"2397\" data-end=\"2497\">Elabora\u00e7\u00e3o de mapa em Excel com nomes, moradas e contactos das habita\u00e7\u00f5es vistoriadas e a vistoriar.<\/li>\n<\/ul>\n<p><strong>Registo Exterior com Drone (quando aplic\u00e1vel)<\/strong><\/p>\n<p>Sempre que tecnicamente indicado, o levantamento poder\u00e1 ser complementado com recurso a drone, permitindo um registo preventivo exterior com maior abrang\u00eancia, incluindo:<\/p>\n<ul>\n<li>Filmagem das fachadas, cobertura e logradouros dos edif\u00edcios, com levantamento das principais anomalias observ\u00e1veis pelo exterior;<\/li>\n<li>Filmagem dos arruamentos exteriores, jardins e demais infraestruturas, de acordo com a planta das zonas a levantar;<\/li>\n<li>Quando se justifique, ser\u00e1 efetuada filmagem de proximidade para registo detalhado de anomalias.<\/li>\n<\/ul>\n<h4><strong>ETAPA 3 \u2013 Prepara\u00e7\u00e3o do Processo<\/strong><\/h4>\n<p data-start=\"3127\" data-end=\"3181\">Elabora\u00e7\u00e3o de um processo em formato f\u00edsico, reunindo:<\/p>\n<ul>\n<li data-start=\"3184\" data-end=\"3213\">termos de vistoria originais;<\/li>\n<li data-start=\"3216\" data-end=\"3260\">comprovativos de envio de cartas registadas;<\/li>\n<li data-start=\"3263\" data-end=\"3287\">documenta\u00e7\u00e3o de suporte.<\/li>\n<\/ul>\n<p data-start=\"3289\" data-end=\"3487\">Paralelamente, \u00e9 efetuada a compila\u00e7\u00e3o em formato digital dos mesmos elementos, incluindo os registos v\u00eddeo e fotogr\u00e1ficos realizados durante a <strong data-start=\"3433\" data-end=\"3486\">vistoria pr\u00e9via \/ levantamento t\u00e9cnico preventivo<\/strong>.<\/p>\n<h4><strong>ETAPA 4 \u2013 Submiss\u00e3o Notarial<\/strong><\/h4>\n<p>Entrega do processo f\u00edsico e digital em Not\u00e1rio, garantindo a formaliza\u00e7\u00e3o e salvaguarda documental do levantamento realizado.<\/p>\n<h4 data-start=\"3664\" data-end=\"3730\"><strong>Objetivo da Vistoria Pr\u00e9via \/ Vistoria de Edifica\u00e7\u00f5es Cont\u00edguas<\/strong><\/h4>\n<p data-start=\"3731\" data-end=\"4003\">O objetivo principal deste servi\u00e7o \u00e9 garantir um <strong data-start=\"3780\" data-end=\"3810\">registo t\u00e9cnico preventivo<\/strong> que proteja todas as partes envolvidas (dono de obra, empreiteiro e propriet\u00e1rios vizinhos), reduzindo potenciais conflitos e assegurando um suporte documental rigoroso ao longo da empreitada.<\/p>\n\n\t\t<\/div>\n\t<\/div>\n\n\t<div
